3）incasetherentalismorethan7workingdaysoverdue，partybwillpay0.3percentofmonthlyrentalasoverduefineeveryday，iftherentalbepaid10daysoverdue，partybwillbedeemedtohavewithdrawnfromthepremisesandbreachthecontract.inthissituation，partyahastherighttotakebackthepremisesandtakeactionsagainstpartyb‘sbreach.

5.deposit

1）guarantyingthesafetyandgoodconditionsofthepremisesandattachedfacilitiesandaccountofrelevantfeesaresettledonscheduleduringtheleaseterm，partybwillpaytopartyaasadepositbefore

3）incasepartybbreachesthiscontract，partyahasrighttodeductthedefaultfine，compensationfordamageoranyotherexpensesfromthedeposit.incasethedepositisnotsufficienttocoversuchitems，partybshouldpaytheinsufficiencywithintendaysafterrecei vingthewrittennoticeofpaymentfrompartya.

4）ifpartybcan‘tnormallyusetheapartmentbecauseofpartya，partyashouldreturnthedeposittopartybatonce.and，partybhastherighttoaskforthecompensationfrompartya

6.obligationsofpartya

1）partyawillprovidethepremisesandattachedfacilities（seetheappendixoffurniturelistfordetail）onscheduletopartybforusing.

2）incasethepremiseandattachedfacilitiesaredamagedbyqualityproblems，naturaldamagesoraccidents，partyawillberesponsibletorepairandpaytherelevantexpenses.ifpartyacan‘trepairthedamagedfacilitiesintwoweekssothatpartybcan’tusethefacilitiesnormally，partybhastherighttoterminatethecontractandpartyamustreturnthedeposit.

3）partyawillguaranteetheleaserightofthepremises……incaseofoccurrenceofownershiptransferinwholeorinpartandotheraccidentsaffectingtherightofleasebypartyb，.partyashallquarantcethatthenewowner，andotherassociated，thirdpartiesshallbeboundbythetermsofthiscontract.otherwise，partyawillberesponsibletocompensatepartyb‘slosses.

4）partyamustregisterthiscontract withtherelevantgovernmentauthorityifnotdoingsoresultingthatthiscontractisinvalidorpartyb‘srightofleasingmaybedamaged，partyashouldtaketheallresponsibilities.partyashouldalsobearthealltherelevanttaxes.

7.obligationsofpartyb

1）partybwillpaytherentalandthedepositontime.

2）partybmayaddnewfacilitieswithpartya‘sapproval.whenthiscontractexpires，partybmaytakeawaytheaddedfacilitieswithoutchangingthegoodconditionsofthepremisesfornormaluse.

3）partybwillnottransfertheleaseofthepremisesorsubletitwithoutpartya‘sapprovalandshouldtakegoodcareofthepremises.otherwise，partybwillberesponsibletocompensateanydamagesofthepremisesandattachedfacilitiescausedbyitsfaultandnegligence.

4）partybwillusethepremiseslawfullyaccordingtothiscontractwithoutchangingthenatureofthepremisesandstoringhazardousmaterialsinit.otherwise，partybwillberesponsibleforthedamagescausedbyit

5）partybwillbearthecostofutilitiessuchastelephonecommunications，water，electricityandgasontimeduringtheleaseterm.

8.terminationanddissolutionofth econtract

1）withinonemonthbeforethecontractexpires，partybwillnotifypartyaifitintendstoextendthelease.inthissituation，twopartieswilldiscussmattersovertheextension.underthesametermspartybhastheprioritytoleasethepremises.

2）whentheleasetermexpires，partybwillreturnthepremisesandattachedfacilitiestopartyawithindays.anybelongingsleftinitwithoutpartya‘spreviousunderstandingwillbedeemedtobeabandonedbypartyb.inthissituation，partyahastherighttodisposeofitandpartyawillraisenoobjection.
