3)incasetherentalismorethan7workingdaysoverdue,partybwillpay0.3percentofmonthlyrentalasoverduefineeveryday,iftherentalbepaid10daysoverdue,partybwillbedeemedtohavewithdrawnfromthepremisesandbreachthecontract.inthissituation,partyahastherighttotakebackthepremisesandtakeactionsagainstpartyb‘sbreach.
5.deposit
1)guarantyingthesafetyandgoodconditionsofthepremisesandattachedfacilitiesandaccountofrelevantfeesaresettledonscheduleduringtheleaseterm,partybwillpaytopartyaasadepositbefore

receiptafterreceivingthedeposit.
2)unlessotherwiseprovidedforbythiscontract,partyawillreturnfullamountofthedepositwithoutinterestonthedaywhenthiscontractexpiresandpartybclearsthepremisesandhaspaidallduerentalandotherexpenses.
3)incasepartybbreachesthiscontract,partyahasrighttodeductthedefaultfine,compensationfordamageoranyotherexpensesfromthedeposit.incasethedepositisnotsufficienttocoversuchitems,partybshouldpaytheinsufficiencywithintendaysafterrecei vingthewrittennoticeofpaymentfrompartya.
4)ifpartybcan‘tnormallyusetheapartmentbecauseofpartya,partyashouldreturnthedeposittopartybatonce.and,partybhastherighttoaskforthecompensationfrompartya
6.obligationsofpartya
1)partyawillprovidethepremisesandattachedfacilities(seetheappendixoffurniturelistfordetail)onscheduletopartybforusing.
2)incasethepremiseandattachedfacilitiesaredamagedbyqualityproblems,naturaldamagesoraccidents,partyawillberesponsibletorepairandpaytherelevantexpenses.ifpartyacan‘trepairthedamagedfacilitiesintwoweekssothatpartybcan’tusethefacilitiesnormally,partybhastherighttoterminatethecontractandpartyamustreturnthedeposit.
3)partyawillguaranteetheleaserightofthepremises……incaseofoccurrenceofownershiptransferinwholeorinpartandotheraccidentsaffectingtherightofleasebypartyb,.partyashallquarantcethatthenewowner,andotherassociated,thirdpartiesshallbeboundbythetermsofthiscontract.otherwise,partyawillberesponsibletocompensatepartyb‘slosses.
4)partyamustregisterthiscontract withtherelevantgovernmentauthorityifnotdoingsoresultingthatthiscontractisinvalidorpartyb‘srightofleasingmaybedamaged,partyashouldtaketheallresponsibilities.partyashouldalsobearthealltherelevanttaxes.
7.obligationsofpartyb
1)partybwillpaytherentalandthedepositontime.
2)partybmayaddnewfacilitieswithpartya‘sapproval.whenthiscontractexpires,partybmaytakeawaytheaddedfacilitieswithoutchangingthegoodconditionsofthepremisesfornormaluse.
3)partybwillnottransfertheleaseofthepremisesorsubletitwithoutpartya‘sapprovalandshouldtakegoodcareofthepremises.otherwise,partybwillberesponsibletocompensateanydamagesofthepremisesandattachedfacilitiescausedbyitsfaultandnegligence.
4)partybwillusethepremiseslawfullyaccordingtothiscontractwithoutchangingthenatureofthepremisesandstoringhazardousmaterialsinit.otherwise,partybwillberesponsibleforthedamagescausedbyit
5)partybwillbearthecostofutilitiessuchastelephonecommunications,water,electricityandgasontimeduringtheleaseterm.
8.terminationanddissolutionofth econtract
1)withinonemonthbeforethecontractexpires,partybwillnotifypartyaifitintendstoextendthelease.inthissituation,twopartieswilldiscussmattersovertheextension.underthesametermspartybhastheprioritytoleasethepremises.
2)whentheleasetermexpires,partybwillreturnthepremisesandattachedfacilitiestopartyawithindays.anybelongingsleftinitwithoutpartya‘spreviousunderstandingwillbedeemedtobeabandonedbypartyb.inthissituation,partyahastherighttodisposeofitandpartyawillraisenoobjection.
